Buying a home in Paradise Valley, whether new construction or resale can be intimidating, overwhelming and complicated not only for first time home buyers but also for repeat buyers in an ever-changing real estate market. Choosing the right PV real estate agent to work with is the best thing you can do for yourself. As a professional with many years of experience, my job is not only to guide you from the beginning to the end but to ensure that the entire process is relaxing, enjoyable and memorable.
From Paradise Valley condos to mansions, rentals to investment properties, I will thoroughly go through each step of the buying process while keeping you fully involved and guiding you into making the best decision on the home you finally select to purchase. Pre-buying counseling.
Discuss your new home requirements.
Provide information on homes available in your price range in areas you select as well as neighborhood information on schools, parks and recreation, libraries, shopping, etc. Discuss the pros and cons of each probable home you select in relation to your specific needs and lifestyle.
Prepare an estimated cost sheet for any home you may wish to make an offer.
Provide information on taxes, CC&Rs and deed restrictions.
Tell you what your estimated monthly payment (PITI + HOA, if applicable) might be.
If you do not have a lender of choice, introduce you to several lenders to help you obtain the best financing terms.
Prepare the offer to purchase.
Negotiate the offer.
Open escrow and deposit all funds once offer is mutually accepted.
Order inspections.
Submit buyer inspection request to seller promptly.
Stay in touch with mortgage lender to make sure there are no last minute surprises.
Follow up on repairs.
Address any problems and concerns that may arise until they are amicably resolved.
Be present for final walk through.
Coordinate and attend closing.
Provide phone numbers to utility companies prior to close of escrow.
Make keys available at close of escrow.
